Elevated mortgage rates near 6.5-6.7% continue to weigh on buyer affordability and demand, anchoring trader sentiment toward the <$419K and $419K-$426K buckets for the September 30 U.S. median home value. Recent data show mixed but generally subdued trends, with Redfin reporting a June median sale price of $408,776 and FRED's Q2 2026 median sales price at $410,700, amid flat-to-soft year-over-year growth in several indices. Thin inventory supports a floor while softer sales and price moderation in listings reflect the rate environment's drag. The upcoming September FOMC meeting represents a key catalyst that could influence near-term rate expectations and final pricing dynamics before resolution.
