Elevated mortgage rates near 6.5-6.75% and persistently tight inventory remain the dominant forces capping near-term appreciation in the San Francisco metro housing market, with Zillow reporting typical home values around $1.416 million as of late July 2026 amid 11.6% year-over-year gains that mask segment-specific softening. Rate-lock effects continue to suppress listings, while AI-driven demand supports select urban cores, yet broader affordability constraints and forecasts for modest 2026 price moderation align with Polymarket's heavy weighting toward outcomes below $1.198 million. Traders' skin-in-the-game consensus prices in these macro headwinds ahead of the September 30 resolution, where any further rate stability or inventory shifts could refine the distribution.
