Elevated mortgage rates near 6% and constrained buyer affordability continue to anchor NYC median home values, with the market-implied odds heavily favoring the $636K–$663K range at 49.3% as recent Redfin and Zillow data show only modest 1–4% year-over-year gains amid rising inventory. Persistent high borrowing costs, stable but not robust labor market conditions, and limited new supply have tempered demand while supporting price stability near current levels. Traders appear to price in continued gradual appreciation through September without sharp catalysts like major Fed rate cuts or unexpected inventory surges that could shift the distribution toward higher or lower buckets before resolution.
