Recent housing data reflect a cooling DC Metro market, with elevated inventory, longer days on market, and modest price softening amid mortgage rates near 6.3 percent that continue to constrain affordability. Trader sentiment clusters tightly around the $512K–$524K range as participants weigh persistent high borrowing costs against local employment trends and potential inventory absorption before September 30. Elevated listings have increased seller concessions in recent months, while forecasts point to flat-to-slightly lower year-over-year medians for 2026. Key upcoming catalysts include August and September housing starts, existing-home sales, and any shifts in Treasury yields or Fed communications that could alter rate expectations and near-term demand.
