Recent softening in DC metro home values, with Zillow and Redfin data showing 1.7-2.2% year-over-year declines through mid-2026 amid elevated mortgage rates near 6%, has anchored trader sentiment around the $518K-$524K range at 35.6% implied probability. Increased inventory and a shift toward a more balanced market, supported by stable but not robust federal employment, have compressed upside scenarios while limiting sharp downside moves. The closely contested $512K-$518K bucket at 27.4% reflects uncertainty over whether seasonal summer demand or any near-term Fed easing can stabilize prices before the September 30 resolution. Key swing factors include upcoming inflation data and labor market releases that could shift rate expectations and affordability dynamics in this government-heavy region.
