Recent Zillow Home Value Index data for the Chicago area, showing an average around $338,000 as of late July 2026 with 4.5% year-over-year gains, anchors trader focus on the $335K–$340K and $340K–$345K ranges that together command over 62% of market-implied odds. Persistent low inventory, constrained new construction, and resilient local demand driven by corporate headquarters and diverse employment continue to support price stability despite elevated mortgage rates above 6%. National forecasts for 1–2% price growth in 2026, tempered by affordability pressures, align with Chicago's outperformance relative to broader U.S. trends. With resolution less than six weeks away, upcoming monthly index releases and any seasonal softening in late-summer transaction data represent the key swing factors that could shift positioning between the closely contested leading bins.
