Recent increases in active listings across the Washington-Arlington-Alexandria metro, now exceeding 15,000 units as of July 2026, combined with softening year-over-year price growth in core segments, anchor trader focus on the $512K–$530K range. Higher mortgage rates relative to pandemic-era lows continue to weigh on buyer affordability and transaction volumes, while easing federal hiring and budget uncertainty add localized demand pressure. With September 30 resolution weeks away, upcoming housing data releases and any Federal Reserve communications on rate paths represent key swing factors that could shift the narrow implied-probability margins among the leading bins.
