Recent increases in active listings—up nearly 50% year-over-year in the DC metro area—combined with longer days on market and modest year-over-year declines in home values (around 1.7% through July 2026 per Zillow data) have shaped trader sentiment around the $512K–$524K range. Elevated mortgage rates near 6% and uncertainty tied to federal employment shifts continue to weigh on buyer demand, supporting the close split between the leading $512K–$518K (42.4%) and $518K–$524K (34.2%) outcomes. Seasonal patterns through late summer and any acceleration in inventory absorption could differentiate the bins before September 30 resolution, while broader forecasts point to roughly 1% price softening for the full year.
