Recent U.S. housing data show modest price appreciation amid elevated mortgage rates near 6.5% and persistent affordability constraints, with Zillow reporting typical home values at $371,774 through July 2026 and NAR citing median existing-home sale prices around $431,400. Year-over-year gains have slowed to roughly 1-2%, consistent with forecasts for flat-to-low single-digit growth through year-end as supply edges higher while buyer demand remains tempered. These conditions support the market-implied concentration below $426,000, reflecting trader consensus on limited near-term upside before the September 30 resolution. Key upcoming data releases on existing-home sales and mortgage applications could provide final signals on momentum.
