Recent Zillow data through July 31, 2026, placed Chicago's typical home value at $337,993, reflecting 4.5% year-over-year appreciation amid persistently low inventory and resilient buyer demand. This positions the market-implied odds—led by the $335K–$340K bin at 35%—around current levels, with the nearby $340K–$345K outcome at 27.5% capturing potential late-summer momentum from constrained supply and steady economic fundamentals in the metro area. Traders weigh mortgage rate sensitivity and seasonal sales patterns against Chicago's outperformance relative to national price growth, where tight listings continue to support modest gains into September. Key near-term catalysts include August transaction data and any shifts in Treasury yields that could influence affordability.
