As of mid-May 2026, the 30-year fixed mortgage rate averages 6.36% to 6.46% per Freddie Mac and MBA data, shaped by elevated 10-year Treasury yields near recent highs amid persistent inflation and geopolitical uncertainty that have tempered expectations for aggressive Federal Reserve easing. Forecasts from Fannie Mae and the Mortgage Bankers Association project rates easing toward 5.7% to 6.3% by year-end 2026, supported by moderating labor market trends and anticipated policy rate cuts, though sticky core CPI readings could sustain higher yields. Upcoming catalysts such as the next FOMC statement and May 2026 inflation releases remain central to shifts in market-implied odds for any threshold breach.
