Recent softening in the DC Metro housing market, driven by elevated inventory and reduced demand tied to federal workforce uncertainty, anchors trader sentiment around the $512K–$530K range. Increased listings, modest year-over-year price stabilization or slight declines in Zillow and Redfin metrics, and mid-6% mortgage rates have tempered appreciation, with forecasts pointing to flat-to-down trajectories through late 2026. The closely contested leading buckets reflect limited near-term catalysts before September 30 resolution, as seasonal cooling and labor-market signals compete with any potential rate relief or buyer re-entry. Market-implied odds treat these as aggregated probabilities rather than certainties amid ongoing data releases on employment and rates.
