Recent federal workforce reductions exceeding 100,000 positions in the DC metro area have elevated housing inventory and extended days on market, tempering demand amid elevated mortgage rates. This dynamic supports trader consensus around the $512K–$524K range for September 30 median home values, as reflected in the closely contested probabilities. Zillow home value indices through July 2026 show modest year-over-year declines near 1.7%, consistent with forecasts of flat-to-down 1% price movement for the year. Key swing factors include September economic releases, any FOMC signals on rate policy, and further local employment data that could shift buyer sentiment before resolution.
