Recent Zillow Home Value Index data for the San Francisco metro area shows typical values near $1.17M–$1.42M through July 2026, with San Francisco proper up 11.6% year-over-year amid AI-driven demand and tight inventory, while broader metro figures reflect more moderate gains. Trader positioning in the lower bins aligns with summer seasonal softening, elevated mortgage rates pressuring affordability, and uneven county-level trends where outlying areas lag the city's rebound. Key catalysts ahead include August–September sales data and any shifts in Fed policy or tech employment that could influence near-term valuations before the September 30 resolution.
