Recent inflation readings and the Federal Reserve’s decision to hold the federal funds rate steady have kept 30-year mortgage rates anchored near 6.3–6.5 percent as of mid-May 2026. The 10-year Treasury yield remains the dominant benchmark, with mortgage pricing reflecting modest expectations for further policy easing later in the year. Consensus forecasts from Fannie Mae and the Mortgage Bankers Association project averages of 6.1–6.2 percent by year-end, supported by cooling but still-elevated price pressures. Key near-term catalysts include the next CPI release, June FOMC meeting, and any revisions to the Fed’s dot plot that could shift rate-cut probabilities and, in turn, Treasury yields. Traders are monitoring labor-market data for signs that might accelerate or delay additional monetary accommodation.
