Mortgage rates, which closely track 10-year Treasury yields rather than the federal funds rate directly, currently average 6.67% for 30-year fixed loans per Freddie Mac’s August 13, 2026 survey. Recent stability reflects cooling but still-elevated inflation readings, a resilient labor market, and limited additional Fed easing priced into longer-term bonds. Trader focus centers on upcoming CPI and employment data releases, the next FOMC meeting, and any shifts in economic growth or fiscal policy that could alter yield expectations through year-end. Forecasts from Fannie Mae and others project averages near 6.4% by late 2026, though outcomes hinge on whether inflation continues moderating or reaccelerates.
