As of mid-August 2026, the 30-year fixed mortgage rate averages 6.67% to 6.77%, tracking 10-year Treasury yields amid a Federal Reserve pause on rate cuts following mixed inflation and labor data. Persistent core CPI above the 2% target and resilient job growth have kept market-implied odds for further easing limited, supporting mortgage rates in the mid-6% range despite forecasts from Fannie Mae and the MBA projecting stability near 6.4-6.5% through year-end. Key upcoming catalysts include the next Freddie Mac survey on August 20, August CPI and employment reports, and FOMC communications that could shift Treasury yields and mortgage spreads. Trader sentiment reflects these macroeconomic anchors rather than sharp directional moves.
