Recent data place Chicago's median home value near $324,000 as of late April 2026, with Zillow's Home Value Index showing a 3.1% year-over-year gain amid persistently low inventory and steady buyer demand. Tight supply, down nearly 29% in the city proper through March, has supported modest price appreciation despite slower sales growth. With only two weeks remaining until the May 31 resolution date, limited scope exists for significant shifts, anchoring the market-implied odds heavily toward outcomes below $344,000. Traders are monitoring any final spring listings or interest-rate movements that could influence closing volumes, though broader forecasts point to continued 4-5% annual growth rather than abrupt near-term spikes.
