Elevated mortgage rates near 6.7% and subdued buyer demand continue to limit upward pressure on U.S. home values, keeping the latest median metrics clustered below or near the $419,000 threshold. Existing-home median sales prices reached $429,100 in August per FRED data while Zillow's ZHVI stood at $368,697 as of late August, reflecting only 1.2% year-over-year growth amid elevated inventory and longer days on market. Modest seasonal softening in list prices and sales volume has reinforced trader consensus around the sub-$419,000 and $419,000–$426,000 buckets, which together capture over 94% of current market-implied odds. With September 30 resolution approaching, any final index print will hinge on whether persistent affordability constraints outweigh limited supply-driven support in the coming data releases.

If the reported value falls exactly between two brackets, then this market will resolve to the higher range bracket.
The resolution source will be official data from the Parcl Labs Sales Price Index for the United States (Parcl_ID: 5826765). The settlement price will be calculated by multiplying the published price index value (price per square foot) by 2000, which is the median square footage for homes in the US. Parcl is set to publish this data on September 30, 2026. If no data for September 30 is released by October 10, 2026, 11:59PM ET, this market will resolve according to the most recently published data.
