Management has already highlighted a “deteriorated” housing environment since the prior quarter, with incentives pressuring gross margins to 15.8% and average sales prices at $372,000. The company lowered full-year delivery guidance to 80,000–81,000 homes while providing Q4 targets of 22,000–23,000 deliveries and 15.5–16.0% margins. Traders will focus on commentary around rate sensitivity, affordability measures, Lenx technology investments that produced mark-to-market losses, and any updates to the land-light strategy or competitive positioning against peers facing similar demand softness.
