Recent Zillow data through August place the San Francisco metro typical home value at $1.123 million, up modestly month-over-month amid a seller’s market with 17-day average days on market and inventory down 14% year-over-year. Trader sentiment clusters around the $1.176–1.198 million bin versus the sub-$1.176 million outcome because low housing supply, resilient tech-sector demand, and limited new listings continue to support prices even as elevated mortgage rates constrain broader buyer participation. The tight spread between the two leading outcomes reflects uncertainty over September’s final reading, with any late-month sales surge or seasonal softening able to tip the result. Broader Bay Area median sale prices remain elevated near $1.27 million, underscoring the metro’s sensitivity to high-end transactions. No major policy shifts or economic releases are scheduled before month-end to alter the near-term trajectory.
